An Energy Performance Certificate (EPC) tells you how energy efficient your property is, as well as providing a carbon emission rating. It tells you how you can improve the energy performance of your home, and reduce energy costs.
Since 2008 it has been a legal requirement for landlords to have a valid EPC for each rented and marketable property, before it is occupied by tenants. An EPC is valid for 10 years, provided there are no major changes to the property.
From 1st April 2018 any properties rented out in the private rented sector will require a minimum energy performance rating of E on an EPC. The regulations will come into force for new lets and renewals of tenancies. All existing tenancies will be subject to the same regulations from 1st April 2020. It will be unlawful to rent a property which breaches the requirement for a minimum E rating, unless there is an applicable exemption.
A domestic EPC will normally take up to one hour, and the assessor will require evidence of all areas of insulation.
